Challenges

To make the most of the available space, a bespoke two-bedroom garden annexe was custom-designed by award-winning architectural practice, Architeco. The finished annexe has views across the garden and features a sitting room, kitchenette and shower room, alongside two double bedrooms.

JML Garden Rooms' sister company, JML Contracts, was able to deliver all the civils works reqauired for service connections to the newly installed annexe, including moling up the long drive to teh main road. This allowed pipes to be laid without needing to dig expensive and potentially disruptive trenches. With the civils works completed by JML Contracts, it meant that JML had full quality control over the project from the outset ensuring it ran on time and on budget.

The necessary applications for planning and building warrants were all carried out by Architeco to ensure an easy and straightforward process for the client.

JML Garden Rooms was approached by a client in the historic town of St. Andrews wishing to make more of their sizeable, but under-utilised, garden space. They were keen to replace an existing garage wtih a functional two-bedroom annexe which could be used both as accommodation for visiting friends and family and as an independent holiday let to generate additional income.
