Bespoke Bothy Annexe, Loch Fyne

Our client approached JML Garden Rooms to design and build a bespoke bothy annexe to complement their home on the shore of Loch Fyne. The brief was to create a multifunctional building that could serve as additional accommodation for visiting family and friends, while also offering flexible spaces for work and leisure. The design incorporated an office space on a mezzanine level, taking advantage of the height and natural light and a games room on the ground floor complete with a kitchenette and shower room. The result is a modern, adaptable space that blends seamlessly with the surrounding landscape and compliments the aesthetic of the main house.

Challenges

The remote and exposed site presented a number of challenges. Located directly on the lochside, the area experiences harsh coastal weather and strong winds. In addition, the rocky ground conditions meant that traditional ground screws could not be used. To overcome this, JML collaborated with a local groundwork company to design a block pier foundation system, ensuring the structure’s long-term stability. The use of durable black corrugated cladding and high-performance Aluclad windows provides lasting protection from the elements while achieving a sleek, contemporary aesthetic that suits the rugged coastal setting.

Services Delivered

JML’s in-house architectural team developed the design to meet the client’s detailed brief, maximising natural light and panoramic views of the loch. We handled the full process on the client’s behalf, from planning permission to building warrants, ensuring all approvals were secured smoothly and efficiently. Our skilled joinery team erected the bespoke SIPs kit and carried out the full external and internal fit-out, managing all subcontract trades and coordinating the service connections to the principal property. The interior features clean, natural finishes that enhance the warmth and light within the space, balancing practicality with comfort. JML worked closely with the client to achieve their desired specification within budget, producing a unique, versatile annexe that can function as a guest suite, home office or recreational retreat throughout the year.
